As a Senior Housing Lead Developer/Co-Developer or a Senior Housing Owner’s Representative, we work with landowners on various types of properties, often being part of master plans or commercial/retail subdivisions. Please see Sample Development Projects.
The majority of projects that are considered by Senior Consulting, LLC. are in major metropolitan areas, typically first-tier suburbs with high-barrier entry markets or submarkets. High-barrier entry means mature, well-established communities and surrounding areas that have very few properties. Hence, when a new project gets built, there is a very limited potential for additional competition that may follow. In addition, these metros provide an added hedge in investment and development as mature suburbs of major metros typically have higher income, higher home values, and substantial density of population and age and income-eligible potential residents within the Primary Market Area (PMA).
Notwithstanding, SC’s principal and the company is a faith-based organization and is also developing projects with moderate income components such a a project being developed for 200 units of moderate to affordable income. SC also works with a variety of developers and partners that utilize LIHTC financing and is continuing its due diligence on the Live Local Act in Florida to develop a combination of moderate to middle-income projects in the state of Florida in second-tier metros versus major metros.
Senior Consulting, LLC and its affiliates have a 30-year plus track record of completing market studies. The company will not proceed with the development in any role without conducting a market study that not only addresses demand for different senior housing product types, but also includes our principal Tim Cassidy physically mystery shopping all potential primary competitors to compare the differences in services, amenities, apartment layout and sizes and other key components of the market’s competitors.
